Short answer
Renovating on Palm Jumeirah means planning for approvals and for the sea. Works beyond cosmetics typically need a Nakheel or building NOC before the authority permit, and coastal humidity makes waterproofing and damp-proof finishes the priority in bathrooms, balconies and terraces. We have renovated villas and a penthouse on the Palm.
- Get the community or building NOC before ordering materials.
- Balconies and terraces must be rebuilt layer by layer: screed, waterproofing, then tiles.
- Choose finishes that tolerate humidity and salt air.
- Damp behind finishes is common near the sea; fix the source before refinishing.
Approvals on the Palm
Palm Jumeirah was developed by Nakheel. Villa works that go beyond cosmetics typically require a Nakheel NOC first and then a permit from the authority for the plot; Trakhees lists Nakheel among the land under its jurisdiction. In apartment buildings, the building management or owners' association issues the NOC and sets working hours.
Requirements change, so we confirm the current process for each address before the works are scheduled.
What the sea air means for a renovation
- Humidity and salt: metal fittings, external paint and grout need products rated for coastal conditions.
- Waterproofing: bathrooms, balconies and roof terraces must have a continuous waterproofing layer under the tiles.
- Damp: walls that stay humid grow mould behind paint and wallpaper unless they are dried and treated first.
- Timber: parquet and joinery need the right moisture content and acclimatisation before installation.
Our work on Palm Jumeirah
- Villa: the old parquet removed and new boards laid; the balcony rebuilt with a new screed, waterproofing and tiles; a bedroom repainted.
- Penthouse: three bathrooms in large-format tiles with waterproofing, a wall corrected to a true 90° for the washbasin, and a kitchen floor with epoxy grout.
- Villa: damp walls dried out, cleaned of mould and repainted.
Costs and timing
Palm properties are often finished to a premium level, so full villa renovations here tend to sit in the upper part of the Dubai range: about AED 180–325 per sq ft for a full renovation and AED 350–700 for premium turnkey work. Targeted jobs such as bathrooms, a balcony or flooring are priced by scope. Our online calculator gives a first range for your area.
Questions and answers
Do I need Nakheel approval to renovate my Palm Jumeirah villa?
For works beyond painting and like-for-like replacement, typically yes: a Nakheel NOC comes first, then the authority permit. We check the current requirements for each villa.
How much does a villa renovation on Palm Jumeirah cost?
Indicatively AED 180–325 per sq ft for a full renovation and AED 350–700 for a premium turnkey project, before furniture, VAT and fees.
Why do balconies on the Palm leak?
Usually because the waterproofing under the tiles has failed or was never continuous. The lasting fix is to remove the tiles, renew the screed and waterproofing, then retile.
